Valley Vista is one of the newest master plans at the top of North Las Vegas, north of the 215 in 89086, where half the landscaping has not filled in yet. Streets get handed over in phases, so the community moves as a rolling wave: a block of houses reaches the same milestone within a season of the block that closed before it.
The milestone that matters to you is builder coverage running out. It ends in stages, and most owners find out which stage they are in on the day something stops working. Until then a customer care line dispatches somebody else. After it, the household is alone with a house nobody has ever had to maintain, and they start typing. That handoff is the whole market here, and you can schedule against it phase by phase instead of waiting for it.

A smaller company with recent reviews and a page actually written about these streets can take a slot here that it could not take at Craig and Rancho.
