A Grid You Ran Last Year Is Already Wrong
Cadence sits on the east side of Henderson near Lake Mead Parkway and it is still going up. Phases open, streets get named, families move in. Every one of those rooftops changes the arithmetic Google runs when it decides who is nearest to somebody standing on a cul de sac that did not exist last spring.
The practical consequence is that you measure more often out here than you would in Green Valley. A grid over Cadence is a snapshot of something moving. Companies that check quarterly notice the moment their coverage stops at the edge of a new phase. Companies that check once a year find out when the calls have already gone somewhere else, and by then the profile collecting them has a season of reviews on it.

Henderson's established trades cluster near Green Valley Parkway, Sunset and the 215. From there, Cadence is a long run in both directions, and it shows up in their arrival windows, in whether they will come back for one small item, and in how often the appointment slides a day.
If you are genuinely on this side of town, that gap is your entire pitch, and no part of a Google profile makes it for you. Nothing in there says you can be at the door in fifteen minutes. What says it is a page written about the east side, photos taken on these streets, and reviews where the customer mentions how fast somebody turned up.
Thin Is Not Empty, and Small Is Still Small
Run a grid over Cadence for most trades and the top three tends to be valley wide operators and franchises with no photo from this side of Boulder Highway. That is a soft position and ordinary work takes it. It is not an unoccupied market: somebody holds those slots today and is taking those calls today.
Be just as honest about size. Monthly searches for a single trade here are modest and will stay modest for a while yet. The reason to build now is price. The position is cheap today and worth more with every phase that closes. Anyone selling you the east side as this quarter's revenue line is guessing.
